88 Ferries McDonald Road is a large landholding of 16.8ha zoned Urban Employment in the Rural City of Murray Bridge Development Plan.
Formerly an intensive flower growing enterprise, the site at 88 Ferries McDonald Road, Monarto South has been remediated and is ready for the next generation of industrial development.
Surrounded by quality, large scale, industrial developments, this property will suit an investor or owner occupier looking for a #developmentready site.
88 Ferries McDonald Road is a large rectangular shaped block that measures 16.8ha. Running east/west the property has direct access onto Ferries McDonald Road and easy access to the South Eastern Freeway.
The site is generally flat with red loam and clay soils. Remnant Mallee trees at the perimeter provide privacy to the property.
Zoned ‘Urban Employment’, and centrally located within the Monarto South Industrial Precinct, this land lends itself to a wide range of uses.
The Rural City of Murray Bridge Development Plan, Urban Employment Zone allows for the development of ‘large floor plate enterprises such as major logistics and manufacturing plants, high technology and/or research and development related uses’.
Further, it is ‘envisaged that some of the employment and industrial related uses will operate 24 hours/7 days per week and new development will not preclude the ability of existing and new development to operate over extended hours.’
Most importantly, 88 Ferries McDonald Road, has been identified in the Monarto South Concept Plan to establish a large scale intermodal freight rail area
The Monarto South Concept Plan does not give immediate approval to an intermodal facility, but it does evidence the long term vision of the Rural City of Murray Bridge to support industrial and intermodal development within the Precinct.
In May 2018, a small scale intermodal hub was approved adjacent to the Viterra Silo’s at Monarto South.
The proposed intermodal hub will permit the transfer of cargo containers from road to rail, and vice versa. Small in nature, this proposal may be complimented, in the future, by a stage 2 which would integrate the needs of larger companies within the region, including Big W and Thomas Foods.
This intermodal site is immediately adjacent to 88 Ferries McDonald Road.
In March 2017, SCT Logistics, also announced their plans to build an intermodal hub at Monarto, in joint venture with Australian Portable Camps.
Waiting on Development Assessment Commission review, this project has not yet received approval. Similarly, this proposal is immediately adjacent to 88 Ferries McDonald Road.
In July 2018, the Liberal Government commissioned an investigation into the feasibility of moving heavy freight out and around the Adelaide metropolitan area.
The ‘Globe Link’ proposal is premised upon:
- bypassing road freight around the Adelaide Hills; and
- the creation of a freight airport and intermodal transfer at Monarto South.
Delivered over a 9 month study period, the findings of the Globe Link Study will be available in early 2019.
The Murraylands is experiencing strong industrial, tourism and population growth across the region.
